A permit is not required for small manufactured sheds (storage/utility) under 50 square feet (5 x 10) in area, with no permanent base/slab. Sheds are not permitted in the front yard and the minimum set-back requirement from the rear and side property lines is 7.5’. Sheds need to be anchored to the ground for wind resistance. Anchoring kits are available from various manufacturers, Home Depot and Lowes.
Sheds greater than 50 square feet and less than 150 square feet and 10’ or less in height require a building permit. The required setback minimum is 7.5’ from the rear and side property lines. Sheds larger than 50 square feet but less than 120 square feet do not require signed and sealed engineering. The structure may be pre-fabricated or constructed using commonly accepted construction practices with approval from the building official. If you are on the beachside, by the Florida Building Code you are required to provide opening protection either with Impact Resistant Glazing, Shutters, or an *exception.
*Exception: Wood structural panels with a thickness of not less than 7/16" (11mm) and a span between lines of fasteners of 44" (1118mm) shall be permitted for opening protection in buildings with a mean roof height of 33' or less in locations where vult is 180 mph or less. Panels shall be precut to overlap the wall such that they extend a minimum of 2 inches (50.8mm) beyond the lines of fasteners and attached to the framing surrounding the opening containing the product with the glazed opening. Panels shall be predrilled as required for the attachment method and secured with corrosion-resistant attachment hardware permanently installed on the building.
Construction plans are required and must show a framing plan, foundation plan, section detail showing the height of the deck and railing if over 30" above grade, stair and railing details, and the engineered or ICC SSTD 10-99 (Hurricane Resistant Residential Construction Standard).
Once the completed Utility Verification Form is verified through Public Works, the fees will be communicated.
